What are your options?

Lifetime mortgages

For borrowers aged 55+, a Lifetime Mortgage allows you to release equity from your home while continuing to live there. Key features include:

  • Secured by first legal charge, similar to a standard mortgage
  • Interest is usually fixed for life
  • You can choose to pay some, all, or none of the interest
  • The loan, plus any rolled-up interest, is repaid when you (or the last borrower) pass away or move into long-term care
  • Lending is based on age and property value, not income

Retirement Interest-Only mortgages (RIOs)

RIO mortgages function similarly to traditional interest-only products:

  • You borrow a lump sum secured against your home
  • You pay the interest monthly
  • The loan is repaid when you die or move into care
  • Assessed on retirement income, including sole-survivor affordability for joint applicants
  • These are suitable for clients wanting structure, predictable payments, and a more conventional mortgage format later in life.

A lifetime mortgage is a long-term commitment and may affect your tax position, entitlement to means-tested benefits, and estate value. Releasing equity from your home may not be suitable for everyone. It is important to consider alternative options and seek independent financial and legal advice before proceeding.
